This will require a team of experts and strategic financial planning before your home ever hits the market. Do you have zoning questions regarding short-term rentals or other real estate related ventures in North Georgia? I can help. Each county in North GA varies and to make it more complicated, individual cities and HOA's also have their own set of regulations. Let me point you in the right direction. Although doing research for zoning is the obligation of the buyer or investor, many agents consider due diligence 100% out of their realm. In other words, they do not waste their time with such matters. I want my clients to be informed, so they will make wise decisions. Providing my clients with all of the links, tools and resources I have at my disposal is the least I can do to help ensure you make an educated investment.

Are you out of state? Long-distance buyers for a property in Georgia are not a problem. We can typically handle business by phone, video calls and e-sign.

Not only that, but I have some amazing programs available. These programs give sellers the ability to find and buy their dream home, then sell the first house once they have move out. Sure, there is a minimal cost for this benefit, but renting, using PODS and other solutions all come with a cost. What an amazing load of stress it takes off your shoulders with no showings, cleaning the house over and over or worrying about pets when selling your home.

It may still be considered a seller's market in most areas of North GA (May 2023 at the time of writing this) but we are trending into a neutral market giving buyers more leverage and trust me they will use it. Homes are staying on the market a bit longer and the number of buyers willing to make a quick, over asking price offer is becoming a thing of the past. Buyers are starting to ask for seller paid closing costs for the first time in years.  It will take buyers a little time to shift their mindset. The expectation is still "there must be something wrong if a house doesn't go under contract within the first week". It is more important than ever to devise a great selling strategy, so your home captures a buyer fast without giving away your equity. 

Thinking about FSBO? I have noticed that many sellers who choose to sell their home as a For Sale By Owner (FSBO) listing, typically start out by overpricing, because they love their home, their neighborhood and they figure it can't hurt to start high and drop the price if it doesn't sell. We can discuss the downside to that. This strategy can cost you thousands of dollars. As your agent my job is to help you achieve your goals, be the middleman to negotiate with the buyers and the buyer's agents, remove you from the direct contact, allowing you to make objective, sometimes difficult choices without the personal connection to the buyers. All of your phone calls and emails are only coming to you from one source (me). I will be a filter through the communications bringing you all offers, provide professional input, formal / safe documented agreements and walk with you through every step of the process, so you can sleep well and focus on what is most important for you and your family.
